On commercial and construction projects, caulking is a trade in its own right — thousands of metres of joints across facades, precast panels, wet areas and structural elements, all needing the correct product, the correct geometry and consistent finishing. Caulking is typically one of the last trades through before handover, which means it carries the pressure of the program with it. It is also one of the first things defects inspectors and occupants notice — a poorly sealed facade or a messy wet area joint is immediately visible, and a failed joint is a future water ingress claim.
Construction joints exist because buildings move. Expansion joints, control joints, panel joints and perimeter seals all need flexible sealant that can absorb that movement without losing adhesion — and they need to be sealed at the right point in the program, after adjacent works and before finishes conceal them.
On existing commercial buildings, the challenge is different: sealant installed years ago reaches the end of its service life and begins admitting water at facades, windows and panel joints. Planned resealing of those joints is preventive maintenance that is far cheaper than tracing and repairing water ingress after the fact.
