Caulking is the sealant layer that closes the gaps a building cannot avoid: where two materials meet, where a structure needs to move, and where water would otherwise find a way in.
Caulking sits at the intersection of waterproofing and finishing. It is often the last line of defence at junctions and the first place water exploits when it degrades. Old, cracked or missing sealant around a shower screen, a window frame or an expansion joint is a small defect with outsized consequences — which is why removal, preparation and correct sealant selection matter as much as the application itself.
Every building is full of junctions — tile to bath, screen to wall, window frame to brickwork, precast panel to precast panel. These junctions move with temperature, moisture and structural load, and a rigid filler cannot cope with that movement. Flexible sealant is what keeps those gaps weathertight without cracking away.
In Sydney's climate, external sealant is exposed to UV, driving rain and daily thermal cycling, while internal sealant lives in permanently damp conditions. Both eventually degrade. Recaulking tired or failed joints is one of the most cost-effective maintenance works a building can have done — and one of the most commonly ignored until water damage makes it unavoidable.
