Balcony Waterproofing

Balcony Waterproofing Sydney

External membrane systems for balconies, terraces and decks — new work and leak remediation.

Balconies are one of the hardest working waterproofing surfaces on any building. They are fully exposed to rain, sun and wind, they move with temperature, they carry foot traffic and furniture, and they sit directly above habitable rooms. Diamond Seal Waterproofing waterproofs balconies, terraces and decks across Sydney for houses, apartments and commercial buildings.

Because a balcony sits above living space, a balcony leak is rarely discovered on the balcony itself. It shows up as a stained ceiling, blistered paint on a soffit, efflorescence on brickwork below, or damp appearing along a wall inside. By the time it is visible, water has usually been tracking through the structure for some time.

Why balconies leak

Balcony waterproofing has to cope with constant thermal movement, UV exposure, water sitting during storms and stress at every junction — the door threshold, the balustrade fixings, the drainage outlet and the wall interface.

Failures usually begin at those junctions rather than in the middle of the slab. Membranes that were never turned up high enough at the upstand, drainage points that were not correctly detailed, balustrade posts fixed straight through the membrane, and falls that direct water toward the building instead of the outlet are all common findings on leaking balconies.

What balcony waterproofing involves

Investigation and assessment

Establishing where water is entering and whether the existing system can be repaired or needs replacing.

Removal and preparation

Where required, removing tiles, screed and failed membrane, then preparing the concrete substrate.

Falls and drainage

Checking and correcting falls so water moves to the outlet instead of ponding against thresholds and walls.

Detailing critical junctions

Upstands, door thresholds, wall interfaces, drainage outlets and balustrade penetrations detailed and reinforced.

External membrane application

Applying a membrane suited to external exposure, movement and the finish going over it.

Protection and finish coordination

Coordinating with tiling or the specified finish so the completed membrane is not damaged.

Balcony and external areas we waterproof

  • Apartment and unit balconies
  • Roof terraces and podium terraces
  • Tiled and exposed concrete balconies
  • Timber-framed decks with waterproof substrates
  • Planter boxes and edge details
  • Strata balcony remediation packages

Benefits

Stops damage to rooms below

Addressing the balcony membrane protects the ceilings, walls and finishes underneath it.

Movement-tolerant systems

External areas move, so materials and detailing are selected with movement and UV exposure in mind.

Remedial and new work

Existing leaking balconies can be investigated and remediated, not just newly built ones waterproofed.

Junction-first detailing

The thresholds, upstands, outlets and balustrade fixings get the attention they need.

Balcony waterproofing problems

If any of these sound familiar, it is worth having the area assessed before the damage spreads further.

  • Water staining the ceiling of the room below
  • Efflorescence or white salt deposits under the balcony
  • Drummy, cracked or lifting balcony tiles
  • Water ponding instead of draining to the outlet
  • Membrane not turned up high enough at the door threshold
  • Balustrade posts penetrating the membrane
  • Blocked or poorly detailed drainage outlets
  • Cracked or perished membrane from UV exposure

  • Focus on the junctions where balconies actually fail
  • Falls and drainage assessed rather than assumed
  • Suitable for houses, apartments and strata buildings
